  • Concept Design  design and prepare sketch scheme options based on your brief for discussion with you.

  • Developed Design refine the preliminary scheme to obtain your approval and begin preparing documents for the planning application process.

  • Technical Design prepare a set of 1:50 scale general arrangement drawings and a set of construction notes and submit a full Building Regulation Application to Building Control.

  • Tendering & Construction preparation of construction drawings, drawn details and a specification of works to fully describe the proposals suitable for contractors to accurately price on a like for like basis, and further to prepare and administer a building contract between you and your preferred contractor.

Garage conversions typically require one of two application types: Lawful Development Certificates or Householder Planning Permission. Lawful Development Certificates fall under Permitted Development rights, which outline specific criteria that, when met, allow a project to proceed without full planning permission. This process usually takes about eight weeks, with a submission fee of £129 +£70 Admin + vat.

Most garage conversions qualify for this type of application and streamline the approval process. If your conversion does not comply with Permitted Development guidelines, you will need to apply for Householder Planning Permission instead. The fee for this application is £528 +£85 Admin. It takes around eight weeks for the local authority to reach a decision.
